Where the numbers come from
Built on HDB's own published records.
The estimate uses HDB's resale flat price records from January 2017 onwards, published on data.gov.sg. The records on this site run up to Nov 2026 and cover 244,312 resale transactions.
It starts with flats of your type and size on your own block and your floor level. If your block has too few matching sales, it widens to nearby blocks of a similar age, then the same street, then the same town, and tells you which it used.
Who will follow up
Jim Tan, licensed property agent.
Jim Tan is a licensed Singapore estate agent with OrangeTee & Tie Pte Ltd. After your estimate, he can compare similar homes with you, explain what the records do and do not show, and discuss your options.

How much is my HDB flat worth?
Nobody can name an exact figure without looking at the flat, but a good starting point is what similar flats actually sold for. This tool looks at HDB's published resale records for your block, flat type and floor level, then shows a typical (median) price and the range of prices behind it. Jim can then refine it with details the records cannot show, such as renovation, facing and condition.
How accurate is the estimate?
It is a guide, not a valuation. It is based on past registered resale prices and does not know your flat's renovation, view, facing or exact condition, or any market change since the latest records. When your own block has fewer than three matching records, the tool uses nearby blocks on the same street or in the same town and says so clearly.
Is the valuation estimate free?
Yes. It is free and there is no obligation. In return, you share your mobile number and email so that Jim Tan, a licensed agent, can follow up with a closer comparison if you agree to be contacted.
What data does the estimate use?
For HDB flats, HDB's official resale flat price records from January 2017 onwards, published on data.gov.sg. The records on this site run up to Nov 2026 and cover 244,312 resale transactions across all HDB towns. The month shown is the registration month, not the exact sale date.
Why do you ask for my unit number?
Only to work out your floor level. HDB publishes prices by storey range, such as floors 4 to 6, so knowing your floor lets the tool compare your flat with homes on similar levels.
Can I get a condo valuation estimate too?
Yes. Choose condo in the chat and give your project name, unit number and size. The estimate compares resale transactions in the same project, of a similar size and floor level, from URA's published private residential transaction records. If fewer than three comparable records are found, no figure is shown and Jim follows up personally.
Is this an official HDB or bank valuation?
No. A valuation for a bank loan or other formal purpose is done by a valuer. This is a free guide based on past published records, meant to help you plan your next step.
