How this calculator works

BSD is charged in bands on the higher of the purchase price or market value: 1% on the first S$180,000, 2% on the next S$180,000, 3% on the next S$640,000, 4% on the next S$500,000, 5% on the next S$1,500,000 and 6% above S$3,000,000 (rates effective 15 February 2023).

ABSD depends on who buys and how many residential properties they already own: Singapore Citizens 0% / 20% / 30% for the first, second and third or later property; Permanent Residents 5% / 30% / 35%; foreigners 60%; entities 65% (effective 27 April 2023).

Seller's Stamp Duty applies if you sell residential property within four years of buying it: 16%, 12%, 8% and 4% for years one to four for purchases on or after 4 July 2025 (12%, 8% and 4% over three years for earlier purchases).

Frequently asked questions

How is Buyer's Stamp Duty calculated in Singapore?

BSD is progressive. Each band of the price is charged at its own rate, from 1% on the first S$180,000 up to 6% above S$3,000,000, based on the higher of the price paid or market value.

What is ABSD and who pays it?

Additional Buyer's Stamp Duty is paid on top of BSD when buying residential property. The rate depends on your citizenship or entity type and how many residential properties you own. Singapore Citizens pay no ABSD on a first home.

When is stamp duty due?

Stamp duty on a purchase is generally payable within 14 days of the date the sale and purchase agreement is signed or the option is exercised. Confirm timing with your lawyer.

Can I pay stamp duty with CPF?

Some stamp duty and property costs may be payable using CPF savings or cash depending on your case. Check the current rules with CPF Board, IRAS or your lawyer before relying on CPF.

Does this calculator include remissions or refunds?

No. It gives a standard estimate only. ABSD remissions, refunds and joint-ownership treatment need to be checked with IRAS or a conveyancing lawyer.
