How this calculator works
The calculator uses the standard instalment formula for a fixed interest rate: repayment = loan x r / (1 - (1 + r)^-n), where r is the monthly rate and n is the number of months. It then splits each year into interest and principal.
For individuals, MAS limits the loan to 75% of the price for a first housing loan (45% with one existing loan, 35% with two or more), with lower limits if the tenure is above 30 years (25 years for HDB flats) or extends beyond age 65. The maximum tenure is 30 years for HDB flats and 35 years otherwise.
Frequently asked questions
How is a home loan repayment calculated?
It is based on the loan amount, the interest rate and the number of months. The calculator applies the standard amortisation formula and assumes the rate stays fixed.
What is the maximum loan I can get for a property in Singapore?
For a first housing loan to an individual, bank loans are generally up to 75% of the price or valuation, and 45% or 35% with existing housing loans. A lower limit applies for long tenures. See the MAS limits listed below.
What interest rate should I use?
Use the rate your bank offers. Floating rates change over time, so try a higher rate as a stress test. Banks and MAS also apply their own assessment rates for qualifying.
How much cash do I need for the down payment?
On a 75% loan, the buyer funds the remaining 25%, of which at least 5% of the price must be in cash. The rest may be paid with CPF savings, subject to CPF rules.
Does this include fees and stamp duty?
No. Stamp duty, legal fees and valuation costs are separate. Use the Stamp Duty Calculator for stamp duty.
