Prices: understand the dated reference
These are historical starting examples from the developer’s launch release. Propsbit reports 99.13% sold as of 30 October 2026. This sales-status update was supplied by Propsbit; the original entry prices do not establish today’s unit-specific price or available configurations.
| Published category | Size / category range | Announced starting price |
|---|---|---|
| 2-bedroom | 614 sq ft | S$1.495m |
| 2-bedroom Premium | 678 sq ft | S$1.665m |
| 3-bedroom | 786 sq ft | S$1.973m |
| 4-bedroom | 1,173 sq ft | S$3.078m |
Price reference date: 1 October 2025. Current prices and unit availability are not a live feed.
For a useful comparison, obtain one dated quotation for each exact unit. Compare the total purchase price alongside usable space, floor, orientation, recurring charges and the move-in timeline. A lower entry figure does not necessarily identify the better home for your needs.
Floor plans and home-type comparison
| Launch plan example | Published area (sq ft) | What to compare |
|---|---|---|
| 2-bedroom | 614 | Dining clearance, bedroom furniture and kitchen use. |
| 2-bedroom Premium | 678 | Whether the additional space improves the functions you need. |
| 3-bedroom | 786 | Family storage and simultaneous use of common areas. |
| 4-bedroom | 1,173 | Bedrooms versus the shared space your household requires. |
Published areas are approximate and subject to the official plans and final survey. This guide does not replace the developer’s full unit schedule or contractual specifications.
Queenstown: evaluate the established neighbourhood on foot
Begin with the daily errands you would make from the home. Walk towards the station, a grocery stop and a regular meal option, taking the actual side-gate route into account. An established estate is most useful when the services you need are convenient from your own entrance.
The developer describes sheltered access towards Queenstown MRT. Test the full route and any crossings rather than treating the phrase as a door-to-platform measurement. Compare the train journey and last walk at the other end of your commute.
Visit at different times to understand the surroundings, pedestrian movement and the services operating outside office hours. These observations are more useful for an own-stay decision than a broad city-fringe label.
Compare the published examples with the home you are offered
The launch examples are not the complete unit schedule. Ask for the precise type, stack, level and approved plan of any home under consideration. A differently sized or higher-floor home should not be compared with the original smallest launch example without adjusting the total-price comparison.
For a smaller home, place beds, wardrobes, a dining table and the items you routinely store onto the plan. For a family home, mark the circulation while people cook, eat and study at the same time. A layout needs to work when fully occupied.
Compare the Premium label through dimensions and specification rather than assuming it guarantees an additional bedroom or enclosed study. Confirm which finishes and fittings are supplied and which belong only to a decorated show unit.
High-rise community and the exact position within it
The two towers create a tower-and-stack comparison as well as a project comparison. Examine lift access, internal walking routes and the relationship between your home and communal spaces. A high floor can change the outlook without automatically resolving every practical concern.
Hong Leong’s release identifies rooftop gardens and shared facilities. Ask how these spaces are accessed and booked, then judge them against your likely use and recurring charges. A feature is valuable when it serves your household.
If school proximity is a priority, check the particular address and registration-year tools. A developer’s location reference provides a starting point for verification, not a guarantee of a school place.
Who might favour Penrith over a new-town project?
It may suit a buyer who values Queenstown’s existing daily services and wants to assess a new apartment within that setting. A comparison with a newer precinct should weigh what works now against what is expected to arrive later.
It may be less suitable if the home you need is not available, if immediate occupation is essential or if the only affordable reference is an old launch figure. Obtain current stock, price and completion information before treating it as an actionable shortlist option.
Compare Zyon Grand for an integrated Havelock setting, Promenade Peak for a different central tower and Lucerne Grand for a west-side MRT-linked alternative. The aim is to test which location and layout fit best, rather than to imply identical price points.
A practical checklist before you decide
- Confirm the precise plan, stack, floor, orientation and quoted total price.
- Check what is supplied and what is decorative or an optional show-unit addition.
- Walk the station route and test the journeys that matter to your household.
- Ask for the recurring-charge estimate and the current completion-related particulars.
- Confirm current availability, eligibility and the sales terms with the appropriate representative.
For any school-led decision, check MOE’s current registration guidance. Do not infer admissions priority from a general neighbourhood description.
Questions buyers ask
Who develops Penrith?
The launch announcement names Hong Leong Holdings, Hong Realty and GuocoLand.
Is Penrith freehold?
No. The developer describes a 99-year leasehold development.
What is Penrith’s latest sales status?
Propsbit reports 99.13% sold as of 30 October 2026. Confirm the remaining unit types, current prices and availability before proceeding; no balance-unit count is inferred from the rounded percentage.
Are the displayed prices current offers?
No. They are dated launch starting examples. Request a fresh quotation for the exact home and its terms.
How should I check completion timing?
Ask for the latest developer update and the contractual possession date in the sales documents. A launch date is not a move-in date.
