Rivelle Tampines

A sold-out EC reference for east-side family homes

Fully sold reported · developer website link

Rivelle Tampines is an executive condominium by Sim Lian, rather than a private-condominium launch. Sim Lian’s project page links to a full sell-out report. This guide is therefore a research and layout reference; it does not offer unsold developer units or promise a cancellation unit.

Prices: understand the dated reference

This is a sold-out research reference, not a current price offer. The developer page links to a report that all units sold within a month of launch. Historic launch averages are not a quotation for a specific home, and no resale or cancellation availability is implied.

Price reference date: Developer site reviewed 29 October 2026. Current prices and unit availability are not a live feed.

For a useful comparison, obtain one dated quotation for each exact unit. Compare the total purchase price alongside usable space, floor, orientation, recurring charges and the move-in timeline. A lower entry figure does not necessarily identify the better home for your needs.

Tampines West: separate the home route from the wider town

Use Tampines West as the starting point for testing the commute, rather than assuming every destination in Tampines is equally close. Walk the actual entrance-to-station route and compare the bus or cycle options for the services you use most.

Sim Lian identifies existing Tampines amenities alongside planned retail and broader future connections. Inspect current services for your daily needs and treat under-construction facilities separately. A future amenity is not evidence of an immediate convenience or a future financial return.

For a household comparing the east with another region, include family support and school travel as well as office access. A repeated short journey can matter more than an occasional expressway trip across the island.

Use the published plans as a family-home benchmark

The developer’s published range and example plans provide a useful reference for comparing family layouts. They do not establish a current choice of available units. Keep the type code attached to every floor plan so the examples are not confused with a generic bedroom category.

In a three-bedroom plus study, ask whether the study has the privacy needed for work or homework. For larger plans, trace kitchen, laundry, dining and bedroom circulation. A room count is only useful when the actual plan supports the household’s simultaneous activities.

If you later examine a separately offered opportunity, obtain its exact approved plan and supply schedule again. A reference brochure and another seller’s home may differ in configuration, condition, alterations or terms.

EC eligibility comes before a purchase comparison

A new EC has HDB eligibility conditions; it should not be presented as interchangeable with an ordinary private condominium. The household, citizenship, income, property-ownership and other applicable requirements need to be checked before any application or booking decision.

The HDB rules are date- and project-dependent. Do not apply a newly announced income ceiling to an older EC site without checking the applicable tender and policy conditions. Use the official eligibility page linked below and ask the developer to verify the household’s position.

A future resale EC opportunity is a different transaction from a new developer purchase. Check the relevant occupation-period and ownership conditions at that time. This research guide does not assess any particular household’s eligibility or confirm that a resale home is offered.

Who should use a sold-out Rivelle guide?

It is useful for households researching east-side family layouts or comparing EC and private-condominium propositions. It can help frame questions about usable space, recurring charges and daily travel without implying that a new developer unit is still available.

It is not a booking page or a source of live balance units. A request to discuss alternatives should lead to a separately verified opportunity, not an assumption that a historical launch price can still be obtained.

Vela Bay offers an east-side private-condominium comparison, Lucerne Grand a different rail-oriented private development and Tengah Garden Residences a developing-town context. Their rules, locations and purchase commitments differ; compare those differences explicitly.

A practical checklist before you decide

  • Confirm the precise plan, stack, floor, orientation and quoted total price.
  • Check what is supplied and what is decorative or an optional show-unit addition.
  • Walk the station route and test the journeys that matter to your household.
  • Ask for the recurring-charge estimate and the current completion-related particulars.
  • Confirm current availability, eligibility and the sales terms with the appropriate representative.

For any school-led decision, check MOE’s current registration guidance. Do not infer admissions priority from a general neighbourhood description.

Questions buyers ask

Is Rivelle Tampines an EC or private condominium?

It is an executive condominium. New developer purchases are subject to the applicable HDB EC eligibility and ownership conditions.

Are developer units currently offered in this guide?

No. Sim Lian’s site links to a full sell-out report. No cancellation, resale unit or fresh allocation is promised here.

Can any buyer purchase a new EC?

No. HDB eligibility conditions apply to a new EC purchase. Check the official rules and project-specific policy dates with the developer before proceeding.

Does a historical average price equal a current unit price?

No. A launch average is a historical aggregate. It is not the quote, availability or terms for an individual home.

Where can I see the original layouts?

The official Sim Lian brochure is linked in the floor-plan section. Use the exact type and area as a research reference, not a live available-unit chart.

Three other projects to consider

These comparisons are selected for a different location, community scale or household use case. Read the status on each guide: a sold-out benchmark is not current developer stock.

A PERSONAL CONVERSATION

Let’s consider the right home.

Ask about alternatives or a separately verified opportunity. No unsold developer units are offered on this page.

An enquiry requests a conversation; it does not reserve a home or confirm availability.
