PROPSBIT CALCULATOR
Progressive Payment Calculator for Uncompleted Condos
Buying an uncompleted private home means paying in stages. On a S$1,500,000 purchase with a 75% loan, you fund S$375,000 yourself, the first S$300,000 at signing, and the bank pays the rest as construction progresses. Enter your price and loan to see every stage.

How this calculator works
The calculator uses the standard schedule for uncompleted private residential property: 20% on signing the sale and purchase agreement (which includes the booking fee), 10% foundation, 10% reinforced concrete framework, 5% each for partition walls, roofing and ceiling, doors, windows, wiring and plumbing, and car park, roads and drains, 25% at Temporary Occupation Permit (TOP) and 15% at legal completion.
Your own money funds the down payment first, then the loan is drawn stage by stage. Monthly interest on the amount drawn is shown for each stage, and the full instalment applies once the loan is fully drawn. Stamp duty is separate.
About the schedule. The stage percentages are the standard schedule that property guides describe as set under the Housing Developers Rules. Four published guides agree on every stage. We could not open the official legislation text to check it, so treat the schedule as typical and rely on the payment schedule in your own sale and purchase agreement.
Frequently asked questions
What is the progressive payment scheme?
It is the payment schedule for buying an uncompleted private home. You pay in stages as the developer completes each stage of construction, rather than the full price at purchase.
What stages and percentages apply?
The standard schedule is 20% at signing (5% booking fee plus 15%), 10% foundation, 10% framework, 5% each for walls, roofing, doors and windows, and car park and roads, 25% at TOP and 15% at legal completion. Your agreement states the exact schedule that applies to you.
When do I start paying the bank loan?
The bank pays the developer in stages once your own down payment is used up. You pay interest on the amount drawn so far and the full instalment once the loan is fully drawn.
Does this include stamp duty?
No. The calculator shows the BSD for your price, but stamp duty and ABSD are paid separately. See the Stamp Duty Calculator.
Does this apply to HDB BTO flats?
No. HDB BTO flats follow a different payment process with HDB. This calculator is for uncompleted private residential property.
