HDB, EC and Private Property Eligibility Checker

Private condominiums have no income ceiling, but ABSD applies to foreigners and to buyers who own other residential property. For families, HDB's 22 August 2026 announcement raised the ceiling for most HDB schemes from S$14,000 to S$16,000 a month, and for new Executive Condominium units from S$16,000 to S$18,000.

How this calculator works

The checker compares your citizenship, household type, income and property ownership with the family income ceilings in HDB's Annex A (revised ceilings for citizen families and singles). For ECs, the higher S$18,000 ceiling applies only to new units in projects whose land sale tender closes on or after 24 August 2026.

Single buyers have different ceilings by scheme (Single Singapore Citizen Scheme or Joint Singles Scheme) and flat type, so the checker points singles to HDB. Only HDB can confirm your eligibility. The result does not consider age rules, grants, priority schemes or minimum occupation periods.

Effective dates. HDB states that the S$18,000 EC ceiling applies to projects whose land sale tender closes on or after 24 August 2026. The part of HDB's announcement we could read does not state the application date from which the S$16,000 family ceiling applies to flats. If you applied for your HDB Flat Eligibility letter before the change took effect, the earlier S$14,000 ceiling may apply to you. Confirm with HDB.
