MSR Calculator for HDB and EC Loans
MSR limits your home loan instalment on an HDB flat or Executive Condominium to 30% of gross monthly income. On S$8,000 a month, the instalment can be up to S$2,400, which supports a loan of about S$529,019 at 2.6% over 25 years.

How this calculator works
MSR = monthly home loan instalment / gross monthly income x 100%. It applies only to loans for HDB flats and Executive Condominiums that are still within their minimum occupation period.
For HDB loans, the calculator uses an interest rate of 2.6% a year (CPF Ordinary Account rate plus 0.1%). For bank loans it assesses at the higher of 4% or your rate. Variable income is counted at 70%. Bank loans for these flats must satisfy both MSR and TDSR.
Frequently asked questions
What does MSR mean?
Mortgage Servicing Ratio is the share of gross monthly income used on the home loan instalment. MAS sets the limit at 30% for HDB flats and Executive Condominiums.
Does MSR apply to private condominiums?
No. MSR applies to HDB flats and Executive Condominiums in their minimum occupation period. Private properties are subject to TDSR.
What is the HDB loan interest rate?
HDB's concessionary loan rate is set at 0.1 percentage point above the CPF Ordinary Account rate. CPF Board announced 2.6% a year for 1 July to 30 September 2026. Check HDB or CPF Board for the current quarter.
Do I need to meet both MSR and TDSR?
For a bank loan on an HDB flat or EC, yes. An HDB loan is assessed on MSR.
Is joint income counted?
