How this calculator works

TDSR = total monthly debt obligations / gross monthly income x 100%. It must be 55% or lower for property loans from financial institutions.

For qualifying, banks use the higher of 4% a year (5% for non-residential property) or your actual interest rate. Variable income such as bonuses and commissions, and rental income, are generally counted at 70% (a 30% haircut). Debts include your property loans, car loans, student loans, credit card and other unsecured loans.

Frequently asked questions

What is TDSR?

The Total Debt Servicing Ratio is the share of your gross monthly income that goes to all debt repayments. MAS sets the limit at 55% for property loans.

What interest rate is used for TDSR?

Banks use the higher of the MAS medium-term rate floor (4% for residential property) or your actual rate when assessing TDSR.

Is bonus or rental income fully counted?

Generally not. Variable income and rental income are usually counted with at least a 30% haircut, so 70% of the amount.

What is the difference between TDSR and MSR?

TDSR covers all debts and applies to property loans from financial institutions. MSR applies to HDB flats and Executive Condominiums and limits the home loan instalment alone to 30% of income. See the MSR Calculator.

Can I still get a loan above my TDSR limit?

Financial institutions are not allowed to grant property loans that breach TDSR except in limited cases set by MAS. Speak to your lender.
