FAQ

Questions about Bishan HDB resale prices.

Which Bishan HDB blocks does Propsbit cover?

Blocks 101 to 116 Bishan Street 12, which is 16 guides in total. Each block has its own page with resale prices by layout, charts and a table of transactions.

Where do the resale prices come from?

From HDB’s public resale flat price records, published on data.gov.sg. Each record shows the registration month, flat type, floor area, storey range and resale price.

Are these asking prices or listings?

No. They are historical registrations from public records. The pages do not advertise the homes as available for sale.

Is a block’s median price the value of my flat?

No. A median reflects past sales of different flat sizes, floors, conditions and dates. Your own flat’s price also depends on its renovation, outlook, floor and the market when you sell. Use the records as context, not as a valuation.

Why are some items marked “not yet checked”?

Upgrading status, primary schools within 1 km and walking times need checking against official sources for each block. Where that has not been done for a block, the guide says so instead of guessing.

Can Jim help me price or sell my Bishan flat?

Yes. Jim Tan (CEA R013675E, OrangeTee & Tie) can discuss pricing based on comparable records and your plans. It is a pricing discussion, not a formal HDB valuation or a promise of a sale price. Message +65 9222 7288 on WhatsApp to start.

FOR HOMEOWNERS

Your flat deserves a closer look.

A block median cannot see your renovation, outlook or selling timeline. Share your flat type, approximate size and plans with Jim for a conversation about suitable comparisons, presentation and next steps.
