PROPSBIT CALCULATOR
Property Affordability Calculator for Singapore
Your maximum price is the lower of two limits: what your income lets you borrow (TDSR or MSR) and what your cash and CPF can fund for the down payment and stamp duty. A household earning S$8,000 a month with S$200,000 of cash and CPF can afford an HDB flat of about S$606,000 on a bank loan, mostly limited by income.

How this calculator works
Step 1 finds the largest loan your income supports: 30% of income (MSR) for an HDB loan, or the lower of the 55% TDSR and 30% MSR limits for a bank loan on an HDB flat or EC, or TDSR alone for private property. Variable income is counted at 70%, and bank loans are assessed at the higher of 4% or your rate.
Step 2 divides that loan by the loan limit (75% of the price for a bank loan and for an HDB loan) to get a price. Step 3 checks that cash and CPF cover the down payment plus Buyer's Stamp Duty, with at least 5% of a bank-loan price in cash. The answer is the lower of the two prices.
Frequently asked questions
How much property can I afford in Singapore?
It depends on income, existing debts, interest rate, loan tenure, and how much cash and CPF you can put towards the down payment. This calculator combines them and shows which limit applies.
What is the difference between TDSR and MSR?
TDSR caps all debt repayments at 55% of income. MSR caps the home loan instalment on an HDB flat or EC at 30% of income. See the TDSR and MSR calculators.
Does it include ABSD and other costs?
It assumes a first property with no ABSD, and it does not include legal fees, agent fees, renovation or grants. Use the Stamp Duty Calculator if ABSD may apply.
Why is my price limited by cash and CPF?
The down payment and stamp duty must be funded from cash and CPF. If your savings are small relative to your income, they set the limit rather than the loan.
Is this a loan approval?
No. Banks and HDB assess your actual income, credit record, age and the property valuation. Treat the result as a planning estimate.
