Sky Habitat vs Sky Vue: A Bishan Resale Comparison

By Jim Tan · 6 November 2026

Illustrated towers on a cover for the Sky Habitat and Sky Vue resale comparison.
Illustrative cover.

Sky Habitat and Sky Vue are neighbouring 99-year leasehold condos on Bishan Street 15. In the 900–1,250 sq ft resale sample I reviewed from November 2025 to October 2026, the median sale price was S$2.73 million at Sky Habitat (seven sales) and S$2.78 million at Sky Vue (three sales). I would use that S$50,000 gap as a starting point, then compare the floor range, usable indoor space and condition of the homes on your shortlist.

Both condos share the same neighbourhood. For a useful walking comparison, start at the lift lobby of the block you are viewing, leave by the gate you would use daily and walk to the same Bishan MRT entrance. I would also check how much of the route is sheltered.

What did comparable-sized homes sell for?

DevelopmentSalesMedian total priceMedian price per sq ft
Sky Habitat7S$2,730,000S$2,244.00
Sky Vue3S$2,780,000S$2,436.00

I use the same sale window and recorded strata area range for both projects. This controls two inputs that can distort a project-wide comparison. The sample still mixes floor ranges, layouts and condition. Each record has equal weight in the medians, and these figures describe the selected sample rather than current asking prices.

How I compared the recorded sales

I included the resale entries in the two extracts with a recorded strata area of 900–1,250 sq ft and a sale month from November 2025 through October 2026. The table shows the sample counts and medians, with each sale weighted equally. Caveat lodgement is voluntary, so the available records can miss sales. Use the URA transaction search for individual records and check newer sales before making an offer.

What I would compare on a viewing

Start by getting the floor plan for each apartment. Mark the dimensions of your current dining table, sofa and beds, then check where they would go. Look at whether the entrance and corridors take up more space than you expect. If two layouts are close on total strata area, these details can decide which one works better for you.

Next, compare the unit at a similar time of day. Open and close the windows, check afternoon sun and look at privacy from neighbouring blocks. Walk from each lift lobby to the gate you would use. Two projects share Bishan Street 15, but the route you take depends on the block and entrance.

How I would use this as an HDB upgrader

I would set a total purchase budget and leave a separate allowance for renovation and moving. Then I would compare the actual usable layout, recurring charges and the dates when each home could be ready. A lower price per square foot can be attractive, but the total price and usable space matter more if you are working to a firm budget.

What I would check as an investor

I would compare recent rental contracts for the exact layout and check the cost to make the unit ready for a tenant. The sale exports used here contain resale prices. A rental comparison needs dated rent records and comparable purchase prices. I would also budget for vacancy, repairs, recurring charges and financing before relying on an income estimate.

Questions buyers ask

Is Sky Vue or Sky Habitat cheaper?

In this sample of homes from 900 to 1,250 sq ft, Sky Habitat had the lower median total price. With seven Sky Habitat sales and three Sky Vue sales, I would check recent sales in the same floor range before judging a specific asking price.

Can I compare the two projects using price per square foot alone?

I use price per square foot alongside total price, recorded area, floor range and layout. Similar recorded areas can still translate into different usable indoor areas, especially where outdoor space varies.

What period does this comparison cover?

It covers recorded resale months from November 2025 through October 2026 in the supplied URA extracts. The comparison covers the qualifying entries in the extracts and reflects the available records for that period.
